Wouldn’t it be nice to know exactly what you’re getting into before you sell a kidney to pay for that snazzy high-rise? Transparency—you deserve it! Because while these stunning downtown St. Pete condos boast high-end finishes, desirable amenities and that “live where you vacation” aesthetic, even paradise has its quirks.

In Part 1, I covered several topics like the joys of downtown noise, communal living and the ever-changing “views of the moment.” But what I didn’t dive into? The rules. The restrictions. The overreach. The micromanaging where, at times, make you feel more like a tenant than an actual owner.

If you’re used to the freedom of a single-family home where you can work on you DIY project at 2 AM, let your handyman show up whenever or for the most part, do what you want, when you want, how you want and with who you want within your own walls—brace yourself. In condo living, nearly everything comes with a set process—and while there are logical reasons for most of them, others leave me scratching my head wondering why?! (But hey, that’s just my opinion.)

Want a custom closet? Great! Just get HOA approval, make sure your vendor has an approved Certificate of Insurance (COI), and pray no one finds an issue with your paperwork. Ordering that dreamy Pottery Barn coffee table? Hope their delivery team has a COI too. Supporting a small business for a handcrafted dining table? Awesome idea, but if they don’t meet the strict insurance minimums, you’ll be hauling it up and assembling it yourself. And don’t even get me started on scheduling contractors or moving in—reserve that service elevator in advance!

Now for some, these rules and restrictions are no biggie. Adjust and adapt—it’s just the price you pay for the lifestyle. And what a lifestyle it is! Walkability, breathtaking city views, top-tier amenities and ultimate bragging rights for living in one of the hottest downtowns in Florida. For others, the restrictions are a deal-breaker. After all, if you’re paying the mortgage (and those insane HOA fees), you might want to actually feel like you own your home.

At the end of the day, it’s all about personal preference and tolerance. The pros may outweigh the cons, but just know what you’re signing up for—before signing on that dotted line. Because when it comes to purchasing a home, transparency should be part of the process.
