Hilton Bayfront Hotel Sale Signals Possible New Chapter for Downtown St. Pete.
A major waterfront property in downtown St. Petersburg could soon be headed for a new future. The Hilton St. Petersburg Bayfront hotel is currently under contract to be purchased by Kolter Group, a developer already known for shaping much of the city’s recent skyline, in a deal valued at approximately $96 million.
Located at 333 1st Street South across from Al Lang Stadium, the 15-story hotel occupies a highly visible three-acre site along the bay. While the property is expected to continue operating as a hotel in the near term, its long-term redevelopment potential has drawn significant attention.
According to a recent SEC filing, the current ownership group reached a purchase agreement with Kolter in December 2025, with the closing anticipated during the first quarter of 2026 pending standard conditions.
Although no official redevelopment plans have been released, the site’s downtown zoning allows for significant density, fueling speculation that a residential high-rise could eventually replace or transform the existing structure. Kolter has been especially active in St. Pete’s luxury condo boom, delivering projects such as ONE St. Petersburg and Saltaire and Art House tower.
For now, visitors and locals can expect the Hilton Bayfront to remain open and operating as usual. However, the pending sale hints at another potential transformation for St. Petersburg’s rapidly evolving skyline, one that could shape the city’s waterfront for years to come.
