Luxury Isn’t a Parade: Why I Don’t Believe in Public Open Houses for Luxury Properties
Here’s the truth no one wants to say out loud: public open houses are mostly theater. They create the illusion of interest without delivering real results, especially in the luxury space. They usually attract nosey neighbors, weekend wanderers and unqualified browsers, not serious buyers.
I personally don’t believe open houses are the right approach for showcasing downtown St. Pete luxury condos. While they may be effective in the broader market, open houses often attract unqualified buyers or curious neighbors who are simply interested in seeing the inside of a beautiful building, not purchasing it. Open houses are more about optics than outcomes and luxury real estate in downtown St. Pete deserves more than a “come one, come all” approach. They require intention, discretion and a setting where the unique value of the home can be thoughtfully communicated, none of which typically happens during a public open house.
Another reason I don’t subscribe to open houses, especially for luxury condos in downtown St. Pete, is because, quite frankly, they’re often more about optics than results. I see them used frequently with stale listings, when a home has been sitting on the market and the agent is scrambling to show the client they’re being “proactive.” Hosting an open house becomes a way to say, “Look, I’m doing something,” even if that “something” doesn’t actually move the needle. It may provide temporary reassurance to a seller, but it rarely brings in the qualified, serious buyers we’re truly looking for especially in the luxury space.
Serious buyers interested in luxury condos in downtown St. Petersburg already know your listing exists, especially if they’re working with a solid agent. In today’s market, qualified buyers are well-informed and actively searching. They don’t need an open house to “discover” your property. What they need is a meaningful, private showing that allows them to truly experience it. That’s why I prioritize one-on-one appointments over crowded, unfiltered events. Open houses often attract foot traffic, not serious interest. And in the luxury market, that distinction is everything.
I also believe the listing agent should be the one to personally conduct every showing. No one knows the unit, the upgrades and the nuances of a downtown St. Pete luxury condo like the person who listed it, they should know it all. Most “showing agents” haven’t taken the time to fully understand what they’re presenting, which can result in missed opportunities or misrepresented details. I take pride in offering private, curated showings where I can tailor the experience to the potential buyer, answer questions thoroughly and highlight the features that make the property exceptional. It’s not about volume, it’s about quality. Luxury isn’t a mass-market product and it shouldn’t be treated like one.
Unfortunately, not every listing agent takes the time to truly learn the ins and outs of the property they’re representing. Many agents are juggling multiple listings and that often means surface-level knowledge and rushed interactions. Or worse, if I’m being frank, some agents don’t have the time or simply don’t want to make the time to handle showings or open houses themselves. They pass it off hoping someone else can fill in the gaps. That’s just not how I operate. My approach is quality over chaos. Fewer clients, more attention and better results. I don’t believe in letting details slip through the cracks or treating luxury real estate like a numbers game. Every client, every property, gets my full attention.
